LA JOLLA EXCELLENCE


La Jolla Excellence promises to be the jewel of the Baja Riviera! The la Jolla Gorup started building beautiful condos in Rosarito Beach and elsewhere, by the Mexican developer, Desarrolladora de Las Californias, S.A. (a.k.a. DECASA), and are known as Oceana, La Jolla de Rosarito, and most recently La Jolla Del Mar and La Jolla Real.

DECASA’s newest development will be called “La Jolla Excellence”. It is an extension of these last two developments, and it will be located on the land adjacent to La Jolla Real.

Construction is planned to start during the last quarter of 2015 and will be built over the course of 4 phases. Primarily, La Jolla Excellence will feature a total of 160 villas and 3 condominium towers with a total of 127 units ranging from 2 to 4 bedrooms.

Two of the towers will be 10 stories high and one tower will be 8 stories high. Villas at La Jolla Excellence will feature 2 car garages and the condo towers will have underground parking with easy access to elevators.

During Phase 1 of construction, DECASA will be building the first 25 villas and Tower 1 with a total of 48 units. Starting now, sales are open and prices range from the mid $200's to the mid $700's for condos and from the mid $500's to the high $700's for the villas.

All utilities are going to be underground and the units will have city water, sewer and electricity. The overall design of the project is modern and both the villas and the condo towers will follow the same design guidelines. The interior finishes will borrow heavily from the “modern style” at La Jolla Real.

Some finished units at La Jolla Real will serve as “models” for this project. The homeowners' association fees will be based on the square footage of each particular unit but the fees have not been determined.

At La Jolla del Mar and Real the current HOA fees for two bedroom units are about $160 USD per month and three bedroom units about $240 USD per month, so we expect the cost to be within that range. This page will be updated with more information as it gets released.
